Our Process

How a Westminster job runs, step by step: free quote, written scope, written quote, sign-off - and the cheaper option named when there is one.

Sequence

Four steps, start to finish

Free inspection with the tile salvage counted, then a written quote.

01

Call or message

Tell us the covering and the street. In a city built this uniformly, the street alone often tells us the era, the framing and the original roof before anyone travels.

02

Free inspection, and the layer count

Roof and attic together, and the rake edge checked. Sixty years on, how many coverings are already up there decides whether a tear-off is optional or mandatory -- and that is most of the price.

03

The cheaper option priced alongside

A relay rather than a tile replacement, a roof-over rather than a tear-off on a manufactured home, a partial rather than a full. If one of those is right for you, it appears on the quote next to the big number.

04

Written scope, written quote, then the work

Covering, underlayment and flashings named. Sheathing priced per sheet. The area left clean and the before-and-after set handed over.

What it costs

Every price on one page

Orange County figures. Nothing here is a quote until we have seen the job.

Before you replace

Ask three neighbors before you ask three contractors

In most cities that advice is useless. Here it is the single most efficient thing you can do, because the house next door is genuinely the same house.

01

Their roof really is your roof

Most of Westminster went up in one decade, so the age, the framing, the original covering and the likely layer count next door are almost certainly yours. Ask what they were quoted, what they paid, and what was found once the covering came off.

02

On tile the gap is the widest

A tile roof quoted at $31,000 to $62,000 is very often a $9,000 to $23,000 lift and relay, because the tile is fine and only the felt beneath it has failed. Somebody has to count yours first.

03

Near the water it may not be the roof at all

Salt air finishes flashings, fixings and gutters long before the covering. A roof failing at its details with a sound field is a metalwork job, and that is a fraction of a replacement.

04

And sometimes the roof has had it

Then replacement is the right call and we will make it without hedging. What matters is not which answer you get but whether the evidence came with it.

Availability

A street this uniform calls on the same night

Worth knowing before you start ringing round, and worth factoring into anything with a deadline on it.

Most of these roofs are the same sixty-odd years old, which means they reach the end of their lives within a few years of each other -- and they announce it on the same night. The first serious storm of the season generates an entire neighborhood's phone calls inside a few hours, and every roofer in west Orange County is taking them at once.

What that means in practice: an active leak needs calling now rather than on the weekend, and anything tied to an escrow date needs a survey booked well before you think you need one. If your neighbors have started replacing theirs, that is the most reliable signal you will get that yours is next.
